Our approach

Inspect first, strip second. Foam is taken off only when the roof gives a reason to.

Foam under a roof can be harmless or it can hide trouble. We establish which it is, show you the evidence and explain your options without pushing you towards the most expensive one.

A residential street of brick semis in Appleton
Appleton's housing

Many Widnes roofs have been re-insulated since they were built.

Appleton is mostly 1930s and postwar suburban housing with generous roof spaces, which suits owners who later converted or re-insulated their lofts. Foam added during those jobs is easy to forget. We record the foam type and extent and check the timber it covers.

Slates or tiles, battens, felt and rafters. The survey shows how they are faring beneath the foam.

Also covering the rest of Widnes — same price, same service.

Questions we get asked

Does it matter how long ago the foam went on?
Age does not change our method. We record what is there and how the timber looks now.
Why is spray foam under a roof a problem?
Spray foam is applied to the underside of the roof covering. It bonds to tiles, slates, felt and timber, which can hide damp and decay and makes repairs difficult. Many lenders and surveyors treat it with caution, especially where it covers the roof timbers.
Will it stop me selling or getting a mortgage?
It can. Some lenders decline or ask for evidence, and buyers' surveyors often flag it. A written assessment of what is there and what condition it is in is usually what they ask for. What a particular lender will accept varies, so check with your broker.
What does an assessment involve?
An inspector goes into the roof space, records the foam type, thickness and coverage, takes moisture readings on visible timber, photographs what can be seen and notes what cannot be checked. You get a written report afterwards.
How long does it take?
Most Widnes roof spaces take an hour or two to inspect, and the report follows by the next working day.
Do I have to remove it?
Not always. It depends on the foam type, how the timbers are faring and what your lender or buyer will accept. The survey gives you evidence for that decision.
Can you tell if the timbers are damaged?
Where timbers can be seen or reached we take moisture readings and record staining, softness and mould. Timber fully covered by foam cannot be checked without removing some of it, and the report says so.
What is the difference between open-cell and closed-cell foam?
Open-cell foam is soft and spongy and lets moisture pass through. Closed-cell foam is dense and sets hard. Both are used in roofs, and the type affects how it can be removed and how risky it is.

Roof foam checks in Appleton

Roof space survey in Appleton

Appleton has plenty of semi-detached homes of the kind that were extended and re-roofed over the decades. Loft spaces are usually easy to enter, so surveys tend to be quick.

Owners here are often asked about foam when remortgaging or selling a family home. A dated report with photographs answers the question with evidence.
